Building Regulations – Reality & Implementation

Monday marks the start of another work week. Still working, right? Had some free time so I edited this post.

(1) The other day I came across this rather interesting quote: “buried beneath the dragon’s feet is always a precious gem — something to learn from conflict.”

(2) And a day before that, an engineer friend tagged me in a post about construction regulation violations (this friend is younger than me, but still a friend of mine, so based on (1), I decided to edit this post).

(3) My intention in posting complete information was to give everyone a different perspective on the project — during construction (photos by TriLe for ToAM) and the remaining images belong to the client.

Design basis:
(A) Hội An construction regulations: setback requirements of 5m from the main road axis and 3m from the secondary axis.
(B) Actual lot size: quite small at 346.8m².
(C) Construction purpose: villa with maximum capacity of 16 beds.

From (A), (B), and (C), we developed the current functional floor plans. Specifically:
+ 3m setback from the main axis and 5m from the secondary axis.
+ Maximum utilization of ground floor area on this plot while still ensuring three sides interface with nature. Including the rear side, adjacent to neighbors (according to drawings, we left 1m for ventilation on this axis). In the case of the ground floor, if the client wants to add a temporary structure, it’s still acceptable as it doesn’t affect the overall urban landscape. At the same time, the upper floors still maintain adequate openings for ventilation and fire escape.
+ Issues arising during use: the entrance canopy structure is a prefabricated steel frame painted black with dense green planting coverage. In my view, this still maintains the aesthetic appearance.

Standing between right and wrong choices, there’s always another measure — if you put enough heart and effort into it, you can still apply this case. Everything serves the common purpose of progress & the win-win-win principle for all participants.
